Old sheds and garages are some of the most common demolition jobs in Ballarat. Rusted galvanised sheds, sagging timber garages, carports, old outhouses, and corrugated fibro sheds left behind by previous owners all take up space and can be unsafe. Clearing one is usually a quick job for a demolisher, but asbestos, slabs, power and access can make a small project less simple than it looks.
Ballarat Demolition Service is a referral service. We pass enquiries, with your consent, to independent registered demolition businesses. We do not do the work or set the price.
Typical outbuildings we hear about
- Post-war fibro and corrugated-iron garages behind homes in Wendouree, Sebastopol and Redan.
- Timber stables and sheds on larger lifestyle blocks around Buninyong, Cardigan, Miners Rest and Creswick.
- Colorbond and steel-framed sheds being replaced with larger structures.
- Carports and pergolas attached to the house.
- Brick garages, sometimes with a concrete slab and an inspection pit.
Do you need a permit?
Not always, but it should be checked. Victorian building regulations treat demolition of some small, detached outbuildings differently from a dwelling. A building surveyor can confirm whether a building permit is needed for your structure. Attached carports and garages, structures over a certain size, anything in a Heritage Overlay, and anything visible from the street may bring in council report and consent or planning controls. In a Ballarat heritage precinct, an old stable or outbuilding may itself be part of the heritage significance, so check the overlay before you book anyone.
Asbestos in sheds
Corrugated asbestos-cement roofs and flat fibro walls are typical in sheds and garages built before about 1990. Ballarat's wet winters and frosts weather that sheeting, and cracked or brittle sheets need careful handling. If the shed contains more than 10 square metres of non-friable asbestos, which most fibro garages do, a licensed removalist must remove it. The sheets should be wetted, removed whole where possible, wrapped and taken to a licensed facility.
What the demolisher will need to know
When asking for a quote, include:
- The approximate size and what the shed is made of (photos help most).
- Whether there is a slab, and whether it should go.
- Whether power runs to the shed. An electrician must disconnect it safely first.
- Access: gate width, side passage, overhead lines, and whether a bobcat or truck can get close.
- Contents. Most demolishers expect the shed empty, or will price removal of rubbish separately.
- Whether you want the site levelled or prepared for a new shed.
Boundary sheds and neighbours
Many Ballarat sheds sit on or near the boundary. Some share a wall, gutter or fence with the neighbour's structure. Talk to your neighbour before demolition, agree what happens to shared elements, and photograph the boundary first. If the neighbour's structure could be affected, your building surveyor can advise on protection work obligations.
Slab and site finish
Removing the slab doubles as site preparation for a new shed or a garden. Demolishers usually break the concrete with a hammer or excavator and cart it to a concrete recycler. Ask whether the price includes removing footings and tree roots, and levelling with clean fill if needed. For a replacement shed, the new shed supplier's slab requirements may affect what the demolisher should leave.
Recycling and salvage
Steel and iron have scrap value, and sound timber, roller doors and windows are sometimes reusable. A demolisher may reduce the price if materials can be recovered. Asbestos materials must never be reused, sold or dumped.
Typical pricing
Small sheds without asbestos can be inexpensive to remove. Asbestos sheds in Australian 2026 guides often fall around $2,500 to $6,000 depending on size, plus slab removal if included. Check what each quote includes rather than comparing totals alone.
Rural and lifestyle blocks
On larger blocks around Buninyong, Cardigan, Smythes Creek, Miners Rest and Creswick, an outbuilding job is often more than one shed. Owners commonly bundle old stables, hay sheds, chook houses, water tanks, fencing and rubbish piles into a single clearing job. Bundling usually saves money, because the machine and truck only come once. Ask for each structure to be listed separately in the quote so you can see where the money goes.
On rural blocks, check whether any structure contains old fuel, chemicals or treated timber, which need separate disposal. Make sure the demolisher knows where septic tanks, underground water lines and power cables run before machines go in. Gravel or dirt access tracks can become impassable after rain, so on wetter Ballarat days a smaller machine or a later date may be the sensible choice.
Getting comparable quotes
Ask each contractor to state the shed's dimensions, whether asbestos removal and clearance are included, whether the slab and footings go, what disposal is included, and what the site will look like at the end. Quotes that look cheap often leave out the slab or the asbestos.
Frequently asked questions
Do I need a permit to demolish a shed in Ballarat?
It depends on the structure, whether it is attached, and any overlays. A building surveyor can confirm. Heritage areas may need a planning permit.
Is my old garage roof asbestos?
Corrugated grey roofing on a garage built before the late 1980s often contains asbestos. Testing a sample is the only way to know.
Can the slab stay?
Yes, if it is sound and suits your plans. If a new shed has different dimensions or loads, the slab often needs to go.
Who disconnects the power to the shed?
A licensed electrician. The demolisher should not start until it has been made safe.
How long does shed demolition take?
Often a day or less once permits, asbestos and power are sorted.
Can the demolisher take away the contents?
Many can, at a price. Rubbish and chemicals are usually quoted separately.
